An air handler above the ceiling drips condensate whenever it cools, and the small line that carries that water is easy to break when walls move. In a North Hollywood suite we trace that line, the restroom and break room drains, and every supply valve before demolition, then plan where each one runs in the new layout. Any rerouting is priced in the quote, so nothing gets cut blind.

New plumbing in an existing suite

Each sink, restroom or water heater the plan adds needs a supply, a drain with enough slope and a vent. Before rough-in we locate the building shutoffs, confirm they close, and check whether the drain line we tie into has room for the new fixtures. New lines are pressure tested and inspected before the walls close. Equipment that can leak gets a pan with its own drain, which matters when another tenant sits below the suite. A floor drain that rarely sees water gets a trap primer so its seal does not dry out.

Walls, windows and the roof above

Exterior walls get a close look once the old finishes come off. Stained gypsum board, swollen base trim or rust at a window frame points to water getting in from outside, and that leak is traced and repaired before new board goes up. If the suite is on the top floor and the plan adds an exhaust fan or a rooftop unit, the roof cut and its flashing are coordinated with the landlord and any roofer the landlord requires. Moisture meter readings on suspect walls are logged in the job file before finishes cover them.
