Burbank has its own building department, and it reviews the ADUs, additions and remodels we take on there. Whatever the age or style of the house, a wall that takes hard afternoon sun wears out its windows, paint and roof edges first. We plan exterior work around that exposure, then move inside to kitchens, baths and new rooms.

Windows and walls in hard sun

A wall that faces the afternoon can take hours of direct sun, and single-pane windows turn the rooms behind it into ovens. Dual-pane units coated to reflect solar heat make a large difference, and vinyl or fiberglass frames hold their shape better than aging aluminum. We replace windows opening by opening, choose retrofit or full-frame based on the condition of each frame, and repair the stucco or siding around them. A light-colored finish coat on the most exposed walls helps too, and we make sure the paint system suits the masonry beneath it.

ADUs under Burbank's rules

The city has written its own standards for accessory units, covering setbacks, height, parking and design. If the lot is deep enough, a detached ADU may fit, and an attached garage can sometimes be converted. We check the lot and the existing structure, confirm what the city allows and draw the unit to fit. Our plans package covers one-story ADUs up to five hundred square feet, and we quote larger or two-story designs after a site visit. Construction pricing follows the plans, with the shell, systems and finishes shown on separate lines.
